Does this create an instant property report?

No. It organizes research starting points and your notes. It does not automatically match a parcel, collect government records, or certify a property.

Does opening a permit or tax page prove the property is legal?

No. Tax, permit, land-use, title, and actual physical use are different records. Online systems can also be incomplete or use different address formats.

What should I do when records conflict?

Mark the item “Needs professional follow-up,” keep copies and dates, and ask the responsible county office or an appropriately scoped professional. Do not resolve conflicts by choosing the more favorable record.

Where is my address stored?

Nothing is stored unless you use the save button. Saved property details, checklist states, and notes stay in local browser storage and can be cleared here.
